I have had credit problems recently (or in the past) - will you be able to help me? Because we do work with so many banks, we are often able to work with credit problems. Are there any costs to apply? No, we do pre-qualifications for free. What are your rates? The rates vary, depending on credit & programs. We have over 40 lenders each with dozens of programs and  rates. Are there any closing costs? There may be costs involved - for example attorney fees, appraisal fee, credit fees, title ins., state tax, etc. Most  or all costs can be financed into the loan. Do you have any no cost loans? They are available loans, but they may cost you more in the long run. How much money will I need? In most cases an appraisal is needed this is an out of pocket expense, but we don't order it until we are very comfortable that we  have found you a lender that has what you want. Why do I have to pay for the appraisal? For 3 reasons, An appraisal is provided by a outside vendor We have it back to us usually in 24-48 hours. Also, makes a commitment on your part How long have you been in business? At this location, over 10 years - we have other offices in New York State. Registered with New York, Florida & North Carolina Banking Departments Excellent record with the Better Business Bureau Web site What banks do you use? We work with over 40 banks, which is why we are able to offer various programs. What do I need to do? Start with filling out the application so we can do an express application on the phone and give you an idea of what we can do  usually, within hours. How long does this take? Every deal is different. If you can get your required docs to us ASAP, we can probably close in 2-7 days. If we have  to clear up unexpected hurdles, sometimes the process can take longer, but you are kept up to date every step of  the way. Some Specialty programs may take longer due to high volume by the lender, this is unusual but does  happen. How can I speed up my deal? Make use of fax machines and express mail to get any required documents to us as soon as possible. Feel free to call us or e-mail us as soon as you have a question. All our loan officers have e-mail. Can I apply on the phone? Yes, just call 800-379-5845 or the office closest to you. Can I apply in person? Yes, just stop in the office closest to you. Can someone come to my home for an application? Yes, often we can visit you right at home and meet you face to face. This of course depends on your location and  the schedule of your loan officer. Often the bank attorney can close your loan at your home also.
